Built in 2013, the entire compound spans more than 3,500 square feet and comfortably accommodates up to eight people in two connected homes. The compound features three bedrooms, three bathrooms, two living rooms, a gourmet kitchen, and its own pub - all featuring stunning views of New Harbor. We specifically designed Waterlot for people who want to experience Maine in a comfortable setting that caters to their contemporary lifestyle. To that end, we offer every modern convenience and amenity in an architectural setting that is classic, clever, and of course Maine-made.
As spectacular as Waterlot is inside, what makes it truly special is what awaits outside the doors. Waterlot's location affords guests 180-degree views of New Harbor - one of Maine's most picturesque working harbors. From every vantage point, you’ll hear the bell buoy ringing, the waves lapping, and the seagulls laughing. You’ll watch the sunrise and set, the boats come and go, the tide ebb and flow. You can kayak off the dock and explore the craggy shores and serene inlets that define the Maine coast. You might even see a harbor seal on your journey! And, if you befriend a neighboring lobsterman with banter and a beer – chances are you’ll be thanked with a lobster fresher than any you’ve ever tasted.
You know you have arrived at something special when you turn onto Monument Lane, a private dirt road that has been used for over a century as a harbor access road by the local fishermen. Waterlot stands at the road’s midpoint , commanding a 180 degree view of the harbor below. The architecture is a blend of classic and contemporary, featuring a slanted metal roof and siding that is a blend of shingles and clapboard. Upon arriving, you’ll be greeted with a lobster trap rocking chair and a bright orange door with a lobster boat cut out -- a little reminder that you have truly arrived.
You enter the Boat House (which serves as the main house) on what is technically the second floor. This floor is completely open, except for the bathroom, and includes a fully equipped gourmet kitchen, dining area for eight, living room and outdoor deck. The color palette is neutral with pops of black and brown. The ceilings are expansive at over 14 feet and the walls are transparent with windows and sliding doors. The area is adorned with various decorative elements including a gossip chair in the entry, a chandelier over the dining table, and a "Maine Eye Chart" in the bathroom.
From the second floor, you access the first (bottom) floor via a custom-designed spiral staircase that utilizes sailing canvas as the railing. The first floor houses a full bathroom, laundry area and two sleeping quarters. The master bedroom has a queen sized bed, built-in closets and a ground-level view of the harbor. The second bedroom is a sophisticated bunk room - featuring a double-over-double Chesterfield style bunk bed suitable for kids and adults alike. This room also includes an authentic postal desk as well as a view toward the end of the harbor. There is a large bathroom with a private water closet, glass-tiled shower, and plenty of storage. From the first floor, you can access the dock either through a door at the base of the spiral staircase or a sliding door in the master bedroom.
Once on the dock, the Pilot House is immediately in front of you. The Pilot House is a little more traditional in nature, with its decorative theme "nouveau nautical." The Pilot House features a second living room, which is perfect for watching movies and Red Sox games, its own pub, a queen bedroom, and a full bathroom with tub/shower and separate water closet. Like the Boathouse, the Pilot House is adorned with décor in the New England seafaring spirit, including a retro red bar refrigerator, two 360 degree swivel chairs, and a custom made mermaid shower curtain.
Not to be outdone – we leave the best for last! The third living space is the dock - which extends out 105 feet into the harbor. It is an expansive space that allows you to truly interact with harbor life. It is the perfect spot from which to watch our delightful neighboring lobstermen, unloading their catch and preparing gear for the next day.
